The process of finding a rental, whether it's a townhouse, an apartment, or a single family home, can be difficult for everyone involved. When it comes to rentals, it is usually a first come first serve deal and this is what makes it such a fast paced transaction. We understand how stressful it can be and we are here to lessen the stress.

A lot of owners require a number of things in order to enter into a lease, and reside on their property. We have seen it all, and we know what it takes to qualify. Here are a few things to ask yourself before you begin your search:

1) Landlords/Owners will request may things from a potential tenant in order to process an application. This is standard and
helps them to verify your identity, as well as the information you provide. It is wise to expect these requirements and to
begin preparing your documents beforehand to ensure a smooth process. Take note of the following requirements:

Photocopy ID (Drivers' License, Passport, etc.)

At Least 1 Months' Proof of Income (Pay-stubs, Tax Returns, Letter of Employment Verification, etc.)

Criminal/Background Check

2) Some Landlords/Owners will want a credit check and require your credit meet a minimum amount. For example, An owner
might declare that he/she will only accept an application with a credit score of 600 of higher. This is typical, especially with
higher priced homes. But what if your score is below the minimum amount? Well, then negotiation is key. If the owner
thinks you might be a good candidate, but your credit is poor, he/she might request another 1 or 2 months' rent upfront
and before move-in to approve your application. There are a few more negotiations that can be made, but that is what we
are here to do, so that you don't have to.

3) Providing first month's rent, last month's rent, and a security deposit (First, Last, & Security) is a standard requirements
before residing in any available property. This ensures the owner that you intend to follow through with the application
process and that you are a serious and reliable tenant. What if, for some reason, you do not have first, last, & security?
Then, this is where our negotiating skills come in handy once again. Some owners might be willing to take only first and
security (with decent credit, perhaps), or they might be willing to take first and security but request that tenant handles all
repairs. The point to remember here is, you won't know until you ask.
